Once I am selected to market your home, I will schedule a convenient time at your home to meet with you to do a home assessment. A home assessment has many purposes. First, I like to use it to determine if your home is ready to be on the marketed. I will walk thru your home providing you suggestions on things you may want to consider changing to improve the presentation of your home. It is amazing the difference a little paint or little less clutter will do to sway a buyer. When we agree your home is ready, I will begin preparing a narrative from my final pre-marketing assessment, describing the highlights of your home. At this time, I will take a number of digital pictures, to use in marketing your home on the MLS, various websites, flyers and other media. In addition, with your homes assessment I will develop a detailed Comparative Market Analysis (CMA) illustrating: what is selling, what is not selling, and who is your competition. The CMA will also provide you a range of value for your home, which you can use to determine your homes best possible price.

In addition to the CMA you will receive a Comprehensive Marketing Plan detailing how I will market your home to obtain the maximum amount of exposure. In today's technology driven world it has become increasingly more important for real estate professionals to use both old and new methods to market homes. In recent years the web has become the tool of choice for home buyers when searching for a new home. This is why the web has become the backbone of my marketing plan. Once you determine your homes price, I will begin marketing your home the next day on three web sites www.DrewCashmere.com, www.emilioprieto.com and www.jpoole.com. On my web site alone, your home is exposed to 500 people a day or 15,000 a month. During the next few days, I will list your home on the MLS and place it on 7 more web sites in the US and 2 web sites in South America, for even greater national and international exposure. I will also add a virtual tour of your home to my website, at your request.

Now, this is just the start of my marketing efforts. I will develop and distribute; flyers, mailers, newspaper and other print advertisements. I will begin canvassing your neighborhood looking for potential buyers. Is my work over once we have a prospective buyer? No, because this is when the real work begins. It is my job as your representative, to obtain the best possible price for your home. I do this by being a tough and relentless negotiator for you. And, with your assistance, I will always work to get your desired price or better. Since the South Florida market can be very competitive it is likely you will receive multiple offers. I will completely reviewing all offers with you explaining the pros and cons of each. Once the sales price is agreed to and an offer becomes a contract the process continues. My staff and I follow the transaction systematically working with; home inspectors, code inspectors, appraisers, mortgage representatives and the buyer's agent ensuring that the process runs as smooth as possible and, that nothing is left to chance to slip through the cracks.
